Flat roofs are very common throughout the greater Houston area. They are seen most often on commercial properties but also can be found on many homes. The appeal of the flat roof is varied. Some like the crisp, clean look. For others believe having a flat section to a mostly pitched roof offers great visual contrast. Flat roofs are also less expensive than roofs that slope.
However, flat roofs can be problematic because they are much less forgiving than sloped roofs. These three tips are important for you to know and maintain your flat roof.

How does your flat roof slope? Flat roofs are misnomers. Every flat roof has some slope. Know which way your roof slopes. Run water from a hose onto the roof and see how the water drains. If it does not drain in some places put those places on your maintenance watch list. Regularly, and we do mean regularly, get up on the roof and check those non-draining spots to make sure there is no standing water, collection of fallen leaves or any other debris in those areas. They will promote deterioration of the underlayment or wood base to your roof. You want to avoid those repair expenses.
Flat Roof Tip 2
Check all roof connections to parapet walls. Parapet walls are those places where a vertical wall extends above a flat roof. These are the first places to have a leak. Rooftop winds swirl about at those places where a flat roof connects to the rest of the building. The air pressure can be so different that the wind can pull shingles up and cause them to flap and flail in the wind. The next thing you know there will be water dripping on the inside and you cannot imagine how it is happening.

If you have a flat roof, gutters should become your newest friend. Get water off your roof with a gutter system that moves water off your roof and away from your foundation. That is how you protect both the top and the bottom of your home. Your flat roof will thank you.
